Each and everyone of the investors who have joined together to work under the name Japan-Investors has his own money in Japan Real estate investments.  Each of us has been through the entire process of searching for, acquiring and managing real estate investments in Japan. In some cases we purchase buildings as individuals and in other we act as a syndicate or partnership. None of us have money invested in any JREIT or REIT of other countries. In each case we know we achieve better results as a result of our private group relationship. Private investments make more money.

Cost Reduction.
To you the benefits of joining with us in your real estate investments in Japan are powerful and many. To begin with we are not a large managed fund and as such we do not have the heavy overheads associated with such funds. Neither are we subjected to the non-voluntary fluctuations in value of the publicly traded REIT. In an effort to maximize our own profits over the years we have become expert at the minimizing the direct costs and taxes incurred in all real estate investments.

Pooled  Resource.
We have learned over the years that by pooling our combined resources be they, intellectual, financial or networking we can achieve much better results than working alone. It is true that each of us is a wise investor in his own right however we all have limits. We can work beyond those limits safely when we join our resources.

Intellectual.
Each member of this group of professionals has a strong knowledge in relation to residential developments in Japan. Talking to any one of us you will find that common base. You will also very quickly discover we each have area of expertise. Even with this focused section of the real estate market we will find objects of concern on every project. These concerns are best overcome in counsel with an expert. In real estate to become expert at any one part of the business can take years. It can also take a lot of money to cover the errors. It takes practice. Therefore it is very nice to know that a quick meeting with an expert within our group can eliminate the doubt associated with a specific concern of any new project. In some cases the result of such a meeting may be that we walk away from a project. Disappointed, perhaps. Safe, you bet.

Financial.
First bite and nice offers. Those of you who have ever ventured out to locate and procure a parcel of land for an investment project will know just ho hard it can be to find the right property. Our group is very well known in Japan with many landowners and agents. Offers of sale come over our desks everyday. Today after many years of investing in the market here in Japan we are proud that most of these offers are pre-release. For the most part we are viewing land that has not been offered to the general public. In fact once again as most of you who have tried to procure land will know, if it’s in the window it’s probably too expensive.

Leverage. Whether we are talking leverage via partnerships, or maximizing bank lending you can be sure that a well researched, well-presented project will stand a better chance at the bank. After many years of handing proposals over to the bank we know what they need to see.  Although we do like to stay within sensible limits leverage is important. Using the banks finance to bolster our own cash is essential to squeezing out top returns. For the most part we operate between 50% and 60% leverage. Knowing what the bank will accept as the 100% start point is where the experience comes in.

Builders. What is the cost per square meter for any given building material? How far can we squeeze a builder’s quote down before he walks away? At what point do we know the price is too cheap and quality cutting measure will be used to achieve the quoted price therein risking the project? The answers to these questions will save you money in the construction of your real estate investment. They will ensure a quality end product; they will take years of practice on location to know. We have the answers.

Networking. It is true that the investors in our group do not join together on each project. However you may be sure that we will all keep a helpful, watchful eye on each other projects as they progress through each phase. You can be sure we will each stand by on call ready to offer advise. You can also be sure that when fine projects come into our hands and we don’t have the cash to go ahead on our own we offer the projects on to the other group members. Information is money in this business.

Private investments. Be they in the form of individual investment, syndicate or partnership makes more money than giant funds. Problem is they are usually closed to all but a few. Today our group invites you to join with us. We need you to bulk up our own investments. You will profit by taking advantage of this need. We have the knowledge, resources and network.
