Income collection The timely collection of rent income is a priority on all projects we manage. Rents are transferred directly from tenant bank accounts, confirmed and moved to investor accounts. In Japan the culture works in our favor and it is rare to see late rent payment. Accidents can happen and when they do we believe that the application of immediate polite action is the key to receiving rent income and maintaining your tenant in place. The Japanese are a polite and responsible people and you will find they react well we enact policy on your behalf. Inspections. Regular physical inspections are carried out on all real estate asset investments managed by our group. Detailed regular reports are provided in writing to all investors in a timely manner. At times when we feel that you the investor need to undertake maintenance that does not fall into the tenants area of responsibility we will seek permission and then facilitate repairs. In the event that we find that the tenant has not maintained your investment at expected standards as per their agreement with you, tenants will be issued instructions to bring the property in line with our expectations. In these cases we will again inspect the real estate upon completion of repairs and maintenance and report to you the investor. Top Tenants. Our rental application process is rigorous. We only represent top real estate investments and as such only want the best tenants. The documentation needs made on applicants are the strictest the law of Japan will allow and include Photographic ID, Family registration forms, Family member guarantees on rent. We have no problem asking and gaining these documents that in turn provide immediate high levels of self-discipline regards resident behavior and rents. Finding new tenants. Japan Investments will never take on a new real estate investment anywhere in Japan that we do not already have very a strong relationship with well-known rental agents. Here at Japan Investments we always clean rental real estate between tenants. We consider the best vacancy is one where the exiting tenant meets the cleaning team on the stairs and the cleaning team meets the incoming tenant. OK perhaps we exaggerate just a little however know that we work hard to minimize your vacancy time. Rest assured as fellow real estate investors we understand the need to keep those properties full, clean, in good condition and have the rent paid on time.
