It seems that the cheaper and easier methods to get into real estate become extremely competitive and highly risky. Reality.
In our observation most mature real estate investors don’t follow the get rich quick schemes. They use time, experience, local knowledge, cash funds and leverage to amass wealth. The real profit is in getting into long-term safe real estate investments that earn positive income. In the experience of this group the single most attractive sector or real estate investment for the small to medium sized investor is new, residential apartments blocks in major cities, which are built at a cost of between US$700,000 and US$2,000,000. In Japan today we can expect to see between 5% and 8% real positive earnings from rental income on these buildings. To get into one of these buildings in Japan today you will need a deposit of 40% minimum on a non-recourse loan.
Catch 22.
That brings us back to a Catch 22 situation. We can see the real cash incomes are derived from sensible, solid real estate investments that earn positive cash returns.
